Rental conditions include information on topics such as the maintenance of your property and common areas, your garden and balcony, decoration and improvement, the breeding of pets, the behaviour of visitors and household members and access to the Council and contractors. As a general rule, unsecured rental contracts are either leases related to your workplace or are granted if you have temporary accommodation. In this type of rental, you do not have the same rights as flexible temporary tenants or periodic secure tenants. The tenancy agreement is addressed to the tenant`s husband, wife or life partner (or to a person who lived with the tenant, as if they were married or alive) if they were staying with the tenant at the time of their death. No other family member can get the lease. Your rental conditions define your obligations as a tenant and our responsibility in the management and maintenance of your property. If we offer you a lease agreement, the letter of offer will provide details (type and length) of the lease offered. Our leasing policy defines the circumstances under which we will offer different leases. The rental agreement is transferred to the tenant`s husband, wife or life partner if he was staying with the tenant at the time of his death. If there was no spouse or life partner, the lease may be passed on to a family member, including the partner, if he or she lived continuously with the tenant in the property for the 12 months prior to his death. Most new tenants will start their rent as introductory tenants. This is a trial period and usually takes 12 months. If you do not break any of the rental conditions during this period, you will automatically become a flexible fixed appointment or a secure tenant. In most cases, you will be a flexible temporary tenant. In certain circumstances, you are offered a secure periodic rental agreement, z.B if you are offered a rental agreement in a protected residence or if you were a term tenant before April 1, 2012 and the transfer. With this type of rent, you keep your home for as long as you like, unless there is a legal reason why the Council must take it back (a “reason to own” in the Housing Act). A flexible lease lasts for a fixed period (usually for an initial period of 10 years, then 5 years after verification, except in special circumstances). If your flexible temporary rent ends, the city council is not obliged to grant you another tenancy agreement. We will decide, in accordance with our directive on rents, whether we propose another tenancy agreement and, if so, how long this contract will last. When a tenant dies, the tenancy agreement can go to a spouse, partner or person who has lived with the tenant, as if they were married or life partners. This is called “succession.” A second estate is not legally possible, but in certain circumstances we may agree to grant a new lease to a parent or partner. Your rights and obligations as a tenant vary depending on the type of rental agreement you have.
